Property Tax Services

As part of the property tax reform, the existing standard value procedure for determining property tax was replaced by a new regulation with various valuation models. A revaluation every seven years (next effective date: 01.01.2029) of millions of economic units in Germany opens up the opportunity to rethink the entire assessment process and optimize it from a technological perspective. 

Digital & automated as a basis

The starting point for the efficient implementation of the property tax service is a clear focus on digital process flows. The end-to-end process design begins with the initial valuation of a property portfolio in accordance with the new regulations and covers all steps from the submission of the tax return and the assessment review to the automated annual payment preparation in a structured process. 

The end-to-end digital automation of process steps creates the conditions for increased tax compliance with process documentation. The end-to-end digital support of processes also enables reliable and transparent collaboration between all parties involved in the process, including communication with the tax authorities

Data management and intelligent automation

Experience has shown that a key driver of effort, cost and complexity is data preparation and data analysis. The procurement and preparation of data for processing, especially in mass procedures, places high demands on its quality and nature. This is why the automated consolidation of data via interfaces from upstream property management systems, such as SAP RE-FX or similar solutions, is ultimately also essential for successful automation.

Simulation and data analytics for increased predictability 

The ability to reliably plan liquidity requirements is becoming enormously important, particularly in times when it is difficult to manage the economy. In the course of the property tax reform, it will be difficult to make a reliable calculation of the payments due from the outset due to the often still unclear detailed legal regulations. Changes within a large property portfolio also lead to shifts in the property tax burden and must be taken into account accordingly. As part of a digitally supported property tax service, a fully transparent and reliable simulation of the expected property tax burden is essential.

In addition to the ability to plan future payments, a digital solution also makes it possible to plan all process steps. All parties involved in the process know the current status of the taxation procedure at all times - especially for large real estate portfolios, this ensures that there is always an up-to-date overview of the status and deadlines to be observed. This effectively avoids uncertainties about responsibilities or missed appeal deadlines after the receipt of notices.

Holistic handling of the property tax process

We cover the entire property tax process for our clients: From the initial valuation to automated annual payment preparation, we take care of every single step. We rely on a high degree of automation, including the integration of client systems (e.g. SAP RE-FX). The preparation of the property tax value declaration and checking of the notices issued by the tax authorities and local authorities is then also carried out by tax experts. All in all, our clients benefit from complete end-to-end processing that remains transparent at every stage.
